Cost of building a home?????

Hi All,

 

Its been a while since we visited the forum so pleased to be back as we are expecting to receive confirmation of state sponsorship shortly. We are hoping to make the move to Aus in Oct/Nov 2012 with a view of renting for a year before building our own place. We are hoping to buy land and get a mortgage for the build. Does anyone have any idea how much a four bed house would cost to build? Hope someone can help!!!

$180/$200K + land. Land can be from $150k + but for something bearable would be 180k. Get a difficult block to build on and you can add $50k to the build. Want it landscaped aswell? Add another $50k.

Howdy

 

We just built a house and moved in June 2010. What can I say, well worth it but you have to do your research and plan plan plan with regards to costs.

 

As an example

 

Land + Stamp duty, conveyancing etc

House - base price from builder plus changes you want to make like

List 1

* Widen Garage

* maybe sliding doors

* Better oven/Rangehood

* Extra long kitchen bench

* Higher tiling

* Extra power points (never enough in base)

* Higher ceilings (2.4m is ok but 2.55 better, 2.7 better still)

* Outside power points

* Mixer Taps

* Bigger Bath

* TV aerial points (an extra or two)

 

So at this stage, take quoted builder price and add 50%

 

 

Then add (List 2)

Stormwater

Flooring

Air Con / Heating

Light fittings

Curtains, security doors etc

Driveway

Perimeter paving

Retaining walls

Landscaping

Fencing

 

The list goes on

 

Say 50% of basic house build price as a ball park

 

The way we approached it was to look at all the finishing type items and establish rough price per m2 for them. Then it's simply a case of measuring internal and external things and coming up with a rough guide.

I had a cottage built at the end of 2009. It cost $80,000 for an 80 square metre structure but I already had the land.

On top of this there were all sorts of extras (aircon, elec connection, plumbing and drainage etc)and it probably came to nearly $110,000 when completed.

 

The company was Systembuilt.

We built big 4 bed house....The Adelaide by Statesman

 

Total cost....

 

$334,000 = $128,000 land $206,000 the house.

 

then add Fencing approx $2000 going halves with neighbours on all sides.

 

Drive $7000 amazing job.

 

then landscaping which were doing slowly ourselves and wanting t put a pool in that can be upto $20,000

Hi Folks

 

Come on down, you will not regret it!

We have just got our keys for our new home this Thursday.

We also build with Statesman and they are pretty good.

Our costs were as follows

 

620 m2 block @ Seaford Rise- $185,000

200 m2 5 bed home - $143,00 basic package is $135,000 ish, better add on are your choice

Dig out/foundation - $15,000 was quoted $19000

Solicitor and what needed - $1,000

FIRB approval - free and needed if on a temporary visa

drive etc - $10,000 ish

ac - $7000 ish - doing with a m8!

Tiling - $2000 doing myself (ex tiler)

fencing - $5000 ish (got a water easement to contend with)

garden - will be ongoing and diy for the next 10 years :-(

A lot of people go on about extras but we found that the only one to watch is the dig out for the footings as it is an approximate costing whereas the house was a definite price unless we wanted to upgrade things at colour selection then they are clear with you up front what they will cost. Colour selection is where you go and chose absolutely everything from the kitchen, colours of the walls, door handles, towel holders, windows, tiles etc it takes around 3 hours.
